We need to consider not only the lot plan but also things like roads, water, power, NBN, retaining, drainage and sewerage.
Step 1
Initial Design/Zoning Authority
We inspect the site in detail and engage with the various authorities to obtain the important information we require. We liaise with Council, Water Corporation and Western Power and other related services to determine the planning and servicing requirements.
Step 2
Planning Design and Approval
The formal planning process is initiated with detailed plans and reports prepared and submitted for approvals. The reports can include traffic, servicing, geotechnical, environmental and bushfire management reports.
Step 3
Feasibility/Costing Budget
We prepare project cost estimates, feasibility and cash flow analyses based on the preliminary subdivision design plan. These are presented and explained to you.
Step 4
Finance Approval
Once all preliminary costs are established an appointed finance expert will initiate the process of exploring and finding the most appropriate finance solution for your project.
Step 5
Detail Design & Documentation
Detailed civil engineering drawings and associated strategies are finalised.
Step 6
Construction works and Supervision
All physical construction works are managed and monitored by us, in accordance with the approved design drawings. Once the works are finalised, practical completion is signed off, statutory payments are made, and the formal documentation is lodged in preparation for the new titles to be created.
Step 7
Settlement/Sale of Land
With the titles now issued the land can be settled and is ready for sale. The selling agent will commence, or continue, to sell the lots having been appointed on the basis of local knowledge and a proven track record.
